
Artificial Intelligence (AI) property development and management company Beblu officially launched its inaugural LeBond Building at 7 Harvey Road, Singapore’s first green B1 industrial building in the city fringe. The newly refitted 11-storey building incorporates smart access features, lighting and temperature controls with proprietary AI sensors to track energy consumption in real time. Combined with a communal garden terrace and a workout area, the LeBond building offers a conducive working environment that promotes the holistic health of tenants – all managed in one platform, the Beblu Suite.
Beblu envisions a city of smart and sustainable workspaces where like-minded individuals can come together in the spirit of collaboration, innovation and eco-sensitivity. With aims to do away with the labourious and time-consuming ways of conventional building management, Beblu leverages AI technology to effectively streamline green building operations and enhance the working lives of tenants.
Founder and CEO of Beblu, Kenny Chai said, “With the space constraint in Singapore, there is a large market opportunity for repurposing older buildings into new, sustainable ones. Based on current carbon-neutral trends, the next five years will see an increase in the adoption of AI buildings by about 50%, with more property owners looking to integrate plug-and-play sustainable developments into existing buildings. The Beblu Suite comprises AI sensors, a central Building Management System (BMS) and a mobile application that covers a range of property management services. From Building Maintenance, Facilities Management, Advertising and Promotion, Finance and Human Resources to Lease Management, the all-encompassing service suite helps property owners maximise asset revenue while minimising their environmental footprint.
The Beblu Green Plan: The LeBond Building
Powered by a rooftop solar farm and well-designed windows to increase the entry of natural light into the building, the LeBond building serves as Beblu’s pilot project, with an estimate of up to 30% reduction in monthly energy consumption.
Equipped with smart lighting and temperature controls, the building is retrofitted with proprietary AI sensors that help collate and track energy consumption in real time. It also provides timely recommendations on reducing overall energy use and predictive building maintenance, effectively reducing downtime costs and lengthening the asset’s lifespan.
And this can all be controlled via Beblu’s central BMS and mobile application, which streamlines building management processes by providing one-stop access to all its building features.
Noting that user behaviour is critical in reducing up to 25% of total building energy consumption, BeRewards was incorporated in the Beblu mobile application to encourage tenants to adopt a more energy-efficient working lifestyle. The incentive-based method rewards tenant units with the lowest monthly energy consumption by crediting points that can be exchanged for exclusive access to meeting rooms, lounge bookings and food discounts in the building.
A Co-Working Haven That Connects Innovators
Beyond the brick and mortar, Beblu envisions buildings as interconnected social networks, where like-minded individuals can come together to live, work, play and collaborate. The LeBond building features customisable office spaces, a café and rooftop garden terrace, where tenants can unwind after a long sedentary day. Aside from being able to book workout classes on demand, the application also has an “Events” feature where tenants across all Beblu buildings can advertise events and promotions, empowering users and cultivating a collaborative community.
Building Towards a Greener Future with AI
With the prestigious BCA Singapore Green Mark Award under their belt, Beblu joins the likes of CapitaLand and Nimway in creating sustainable developments throughout the region, tackling building emissions that account for over 39% of global energy-related carbon emissions.
Partnering with Blue Sun Holdings, Pomeroy Studio, and KJS Constructions Pte Ltd, Beblu looks to secure its first Series A funding in March this year. The property development and management company aims to expand its local reach by developing older commercial and industrial buildings in the Central Business District area, to give bygone buildings in the cityscape a new lease of life.
